The newly-enacted bylaw for so-called \u201cstable\nneigbourhoods\u201d will create costs and collateral damages that the Mayor and\nCouncil didn\u2019t reveal to constituents.<\/p>\n\n\n\n

In the demolition of over 1,000 single family homes in\nVancouver, the city calculated waste at more than 50 tons per dwelling. Studies\nshow there is a direct link to air pollution and climate change from transport\nof these materials; depletion of forests, metals and gravel, and manufacturing.\nDust that occurs from demolition of the concrete foundations and floors can\ncause silicosis, while other pollutants such as mold, lead and bird waste are\nthe source of other diseases.<\/p>\n\n\n\n

Since the new homes to be built in the \u201cstable\nneighbourhoods\u201d have large footprints, less storm water will percolate into the\nsurrounding granular soils. The excess storm water can cause sewers to overflow\ninto basements and garages. Greater space must be cleared for the new home,\nthereby eliminating trees and shrubs that have provided air quality and shade\nto their surroundings.<\/p>\n\n\n\n

Noise will affect the entire neighbourhood, making it\nfeel like one big construction site. There will be dumpsters on every block and\nlarge trucks and equipment stirring up dust and slick, muddy roads when it\nrains. Imagine\u2026 all this discomfort and it could go on for years.<\/p>\n\n\n\n

The true cost of tearing down a house includes Embodied\nEnergy Loss: the total of all energy consumed in the production of the existing\nhouse from the acquisition of natural resources, to product delivery, including\nmining and manufactured materials; equipment used to transport these products;\nlabour and administration.<\/p>\n\n\n\n

But now the same Embodied Energy costs are inherent in\nthe larger homes to be built, but on a grander scale. There is both collateral\ndamage due to economic loss and other factors such as pollution, environmental\ndegradation, noise, loss of natural outdoor space, trees and shrubs, loss of\nsunlight, flooding, congestion, higher taxes, loss of rental accommodation and\nrental income, and lack of affordable housing.<\/p>\n\n\n\n

The Town of Aurora will also lose the historical\ncharacter and charm of the Town Park neighbourhood as these period homes are\nbeing bulldozed into oblivion. What targets will the overambitious set next? Maybe\nit will be your street.<\/p>\n\n\n\n

By passing the so-called Stable Neighbourhoods bylaw,\nwhich called for 4,000 square foot, three-storey houses, Council is aiming to\nattract young professionals who will be able to pay much greater property\ntaxes, but you can bet the remaining small home owners will be assessed higher\nproperty taxes based on higher land value assessments in these new trendy\nlocales. <\/p>\n\n\n\n

What will happen to long-term residents in the Stable\nNeighbourhoods like myself (52 years) and what will happen to first-time buyers\nand renters? I personally will be unable to tolerate the noise and disruption.<\/p>\n\n\n\n

Unfortunately, first-time home buyers and renters will\nhave to move further afield to the boonies travel greater distances to their\nemployment, which is a costly concern.<\/p>\n\n\n\n

So, thank you Mayor and Councillors; you could be the\ncause of large collateral damages and considerable aggravation.<\/p>\n\n\n\n
