Plans to reconfigure\nthe former Canadian Tire site on Yonge Street at Murray Drive to allow for more\nretail and restaurant space cleared a Council hurdle last week amid noise and\ntraffic concerns from nearby residents.<\/p>\n\n\n\n

Council approved a\nzoning bylaw amendment paving the way for additional commercial uses at the vacant\nbig box store that would allow Canadian Tire to subdivide the existing building\nfor multiple retail units, which they plan to lease to tenants. The building\nhas been vacant since 2016 after the business moved to the Bayview Avenue\ncorridor.<\/p>\n\n\n\n

The zoning bylaw\namendment will also allow for a proposed restaurant with drive-thru near the\nproperty\u2019s Yonge Street frontage. <\/p>\n\n\n\n

All plans will be\nsubject to a further site plan review.<\/p>\n\n\n\n

Council\u2019s approval\nfollowed a delegation by area resident Gord de Bruin who shared several\nconcerns on behalf of himself and his neighbours.<\/p>\n\n\n\n

\u201cMost of the\nresidents aren\u2019t in disagreement to have something put there; obviously it is\ngoing to be better for the community and the Town of Aurora to have a store\ngoing in there versus an empty spot, but we do have a couple of concerns,\u201d he\ntold Council, leading with a proposed reconfigured loading dock he said would\ninterfere with area traffic and potentially lead to\nnoise concerns from houses on the west side of the property.<\/p>\n\n\n\n

\u201cObviously there is\nthe noise level and depending on what time they have shipping and receiving. I\nknow the road there is already in quite a bit of disarray, and then you have\nmuch more truck traffic going through and that is going to make things a little\nbit more difficult, too.<\/p>\n\n\n\n

\u201cThe other thing we\nhave an issue with potentially is the restaurant. Having a restaurant already\nthere, we have noticed a rodent issue in our community which isn\u2019t very nice. I\nhave been there since 1999 when the complex first opened, so we have had a\nCanadian Tire store, and it was great, but certainly things need to be looked\nat as far as the [rodent] aspect goes with the Town and how they are going to\nmonitor that as part of the clean-up.\u201d<\/p>\n\n\n\n

Mr. de Bruin also\ncited worries about snow plowing in the parking lot as well as a monitoring\nwell situated in the parking lot.<\/p>\n\n\n\n

\u201cThe community does\nneed something in there and they are all for that, but it is about getting that\nright fit for our community and the Town of Aurora,\u201d he concluded.<\/p>\n\n\n\n

Many of the points\nraised by the delegate were taken up by Councillor Wendy Gaertner who said she\nhad the same concerns.<\/p>\n\n\n\n

\u201cI had the honour of\nliving pretty near a truck loading dock and it was noisy, there were a lot of\nfumes, and there doesn\u2019t seem to be many time constraints,\u201d she said. \u201cWe, as a\nCouncil, will hopefully ask the developer to do what they can to help you.\u201d<\/p>\n\n\n\n

These sentiments were\nechoed by Councillor Sandra Humfryes, who said, \u201cWe\u2019re going to be looking at\nwhere that loading dock is going to go, what the noise level anticipation is\ngoing to be and I believe that will come to us during [the site plan stage]. We\nwant to make sure your living will be comfortable and you won\u2019t be inundated\nwith unwanted environmental issues.\u201d<\/p>\n\n\n\n

Following the\ndelegation, some of the points raised by the delegate were pointed out to staff\nby Council, including the impacts of the drive-thru and buffers separating the\nplaza from the nearby subdivision.<\/p>\n\n\n\n
